Refurbishment
Industrial refurbishment restores the performance of an ageing roof or cladding system without the cost and disruption of starting from scratch.
Tek Clad Ltd delivers two proven approaches, strip and replace and overcladding, chosen to suit your building's condition, your budget and how much disruption your operation can tolerate. If your roof is underperforming, leaking or simply reaching the end of its service life, refurbishment is often the most cost-effective way to extend its lifespan by decades.
- Site Survey FirstEvery project begins with a detailed site survey, so you know the cost before work starts.
- Occupied SitesWe work for commercial clients, developers and principal contractors on live premises.
- Full Envelope to Single RepairsProjects range from single-building repairs to full envelope replacements.

Strip and Replace
Strip and replace is a full refurbishment, removing all non-essential and outdated roofing materials, including old cladding, roof lights and insulation, and replacing them entirely. Our team dismantles the existing system with minimal disruption to the building below, and where non-licensed asbestos cement materials are present, we manage their safe removal and disposal as part of the same project. Read more about how we handle asbestos on our dedicated Asbestos Cement Removal page.
New roof lights and roofing sheets with a white underside are installed to maximise natural light inside the building, alongside updated, building-regulation-compliant insulation that improves thermal performance and reduces energy costs. Strip and replace creates an as-new environment internally and externally, giving you a genuinely new system backed by manufacturer warranties. View examples of completed strip and replace projects on our Projects page.
Contact our teamOvercladding
Overcladding is a cost-effective alternative to full replacement, adding a new, waterproof roofing system directly over your existing roof or cladding rather than removing it. This avoids the cost and disruption of stripping out and disposing of old materials, while still bringing your building up to current building regulation insulation standards.
Overcladding works well where the existing structure remains sound but the roof's performance, appearance or thermal efficiency has fallen behind what your building needs. Where safe access allows, old roof lights are replaced with new, clearer units, improving natural light in the space below alongside the building's overall appearance and energy efficiency. It's typically faster to install than a full strip and replace, with less disruption to occupied premises.

FAQs
Refurbishment questions
If your question is not answered here, call the estimating team on 01305 770433.
What is the difference between strip and replace and overcladding?
Strip and replace involves removing the existing roof or cladding entirely and installing a new system in its place, while overcladding adds a new waterproof layer over the top of the existing structure. Strip and replace creates an as-new building environment, while overcladding is faster and less disruptive where the structure remains in good condition.
Can refurbishment work be carried out while my building stays in use?
Yes. Many of our refurbishment projects take place on live, occupied sites. We plan the works carefully, and where needed we can phase the project, work outside normal hours or section off areas to keep your business running throughout.
Do you handle asbestos removal as part of a refurbishment project?
Yes. Where refurbishment work uncovers non-licensed asbestos cement materials, our team manages safe removal and disposal as part of the same project. Non-licensed asbestos cement removal is also available as a standalone service.
How long does an industrial refurbishment typically take?
Timescales depend on the size of the roof and the method used. Overcladding is generally quicker than a full strip and replace. We'll give you a clear programme as part of your quotation, based on your building's specific requirements.
Will refurbishment improve my building's energy efficiency?
In most cases, yes. Both strip and replace and overcladding include updated insulation that meets current building regulations, which typically improves thermal performance and reduces heating and cooling costs.
What warranty applies to refurbishment work?
Warranty terms depend on the system installed and the manufacturer's own guarantee, which we confirm as part of your quotation. As NFRC members, we work to recognised industry standards for workmanship.
