This project stands as a clear example of what goes wrong when specialist roofing work is handed to the wrong contractor. The building in Stevenage was nearly new but the composite roof system had been installed incorrectly from the outset. It leaked from day one. Multiple remedial attempts by others had failed. By the time Tekclad were appointed, working directly for the architect Hartnell Taylor Cook on behalf of the property owner, the brief was unambiguous: deliver a permanent solution, professionally and on programme, without disrupting the tenant who remained in full occupation throughout.
The scale and sensitivity of the project required Tekclad to act as principal contractor responsible not just for the roofing works, but for overseeing all aspects of site management, access, safety, and coordination with the live business operating below.
THE BRIEF
The property owner needed a permanent, warrantied roof system that would end the persistent water ingress once and for all while causing minimal disruption to the tenant below. The architect, Hartnell Taylor Cook, appointed Tekclad directly to manage the full scope as principal contractor, covering all coordination with the tenant, site safety, and programme management as well as the installation itself.
The Challenge
Managing a full roof over-clad on a live, occupied commercial building requires a level of planning and discipline that goes well beyond the physical installation. Before a single panel was lifted, Tekclad established a full site set-up: Heras security fencing around all four elevations of the building (set approximately 4.5 metres clear of the external walls), a dedicated site compound, an on-site welfare unit and site office, and scaffolding installed and removed over weekends to avoid business disruption.
A detailed Construction Phase Plan was prepared, covering all parties the Tekclad team, the tenant, and the wider site and strictly adhered to throughout the five-week programme.
Scope of Works
A complete over-clad system installed across 2,120 m² in compliance with current MCRMA guidelines and industry standards. The full Euroclad refresh system was specified and installed, delivering a 25 year product warranty on completion. All lift operations were carried out using a 30 metre rotating telehandler operated by the in-house Tekclad team. Every element of the project site and team management, all works, and all coordination was delivered by Tekclad directly. The site was handed back spotless on handover day.
