A roof refurbishment to an occupied commercial joinery workshop in Yeovil, Somerset. The existing 40 mm composite panel roof system had suffered widespread plastisol coating failure and ongoing water ingress, with rooflights approaching the end of their serviceable life. Tekclad delivered a full refurbishment across 900 m², upgrading insulation to meet current Building Regulations and replacing failed components with the business operating throughout. S B Joinery is a returning Tekclad client.
THE BRIEF
The clien, a business owner operating from the building had been dealing with persistent roof leaks and knew the system was nearing the end of its life. Beyond resolving the water ingress, the brief included bringing the building’s insulation performance up to current Building Regulations requirements. Tekclad was appointed as a returning contractor, having previously worked with S B Joinery on an earlier project.
The Challenge
The principal challenge was managing the refurbishment works alongside the day to day operation of an active joinery business. Programme planning and sequencing were critical to ensure that the workshop remained functional throughout with no disruption to production. This was managed successfully across the three week programme.
Scope of Works
A full roof refurbishment across 900 m², covering insulation upgrade, rooflight replacement, gutter replacement, and a new outer skin to the roof system.
Materials & Specification
- Tata 0.7 mm steel sheeting in LG colourway — Goosewing Grey
- Glass fibre insulation upgraded to meet current Building Regulations
- Existing plastic gutters removed and replaced with new steel trimline gutters
- Scaffolding and safety nets in place throughout
The Outcome
The refurbishment was completed on programme and on budget, with the business remaining fully operational throughout. The building now has a fully insulated, leak free roof system with a long serviceable life ahead of it with insulation performance meeting current Building Regulations and new steel gutters replacing the original plastic system. The client was very pleased with the result.
