Two-Phase Commercial Cladding at Tapstone Road – Chard

Tek Clad delivered the full roofing and cladding package across two distinct buildings as part of the redevelopment of a site in Chard, Somerset.

Working closely with Viabill Ltd, the team completed a two-phase project that included the refurbishment of an older factory building and the construction of a brand-new standalone unit – applying modern materials, adaptive techniques, and precise detailing to achieve a robust and visually striking result.

The Project

The Tapstone Road site in Chard was a redevelopment, transforming an outdated industrial unit into modern commercial units.

Tek Clad was appointed to deliver the complete building envelope package – comprising some 3,230m² of roofing and wall cladding – across two separate buildings:

∙Phase One involved the refurbishment of an existing factory building, retaining two original
external walls. Tek Clad installed 600m² of new vertical wall cladding and 1,800m² of roofing
panels.
∙Phase Two saw the construction of a new standalone retail building, for which Tek Clad
completed 430m² of vertical cladding and 400m² of roofing, using a matching material palette
to ensure consistency across the site.

The work was completed across 2024–2025, with Tek Clad finalising their scope in September 2024 and the full project handed over by April 2025.

Refurbishment Complexities

Retaining original elements of the Phase One structure introduced several challenges – particularly the need to install cladding against walls that were up to 200 mm out of square. To overcome the complexity, Tek Clad used custom wide flashings, fitting them to the widest point of discrepancy to deliver a clean, professional finish.

The team also faced the added challenge of integrating multiple cladding systems – including Kingspan KS1000RW (installed vertically) and KS1000MR (installed horizontally). This required careful detailing and coordination to ensure clean lines, panel alignment, and architectural consistency.

Structural coordination

Tek Clad’s close collaboration with the steel fabricators and architects from the outset of the project ensured that the steel frames and cladding systems were fully aligned. Early-stage design reviews led to layout adjustments for doors and windows – enabling Tek Clad to eliminate panel cuts at critical points and align joints precisely with architectural features.

This collaborative approach helped avoid delays, reduced waste, and resulted in a building that delivered not only on structural requirements, but the highest quality aesthetic finish.

Sustainability

Energy efficiency was a priority across both buildings. Tek Clad installed high-performance insulated panels with excellent thermal properties, contributing to long-term sustainability and reduced operational costs. Rooflights covering 15% of the roof area enhanced natural daylighting and further improving energy efficiency.

The Results

The redevelopment of Tapstone Road has transformed a tired industrial plot into a cohesive, contemporary commercial hub. From early design review to the finishing details, Tek Clad delivered a consistently high standard of workmanship, resulting in durable, weather-tight, and visually impressive building envelopes across both phases.
